You need to figure out whether or not you are going to also be able to afford the property taxes, maintenance costs, and HOA fees if they are applicable. All of this is going to add up and can make a huge difference in whether or not you can actually afford the home. 

​Make a Priority List for Your Realtor: In order for your realtor to narrow down the search, you want to make a priority list. This list should contain the number of bedrooms you definitely want, whether or not you want a backyard, and in what specific neighborhood you desire. All of this can make narrowing down the search easier so that you are not wasting your time looking at homes that are not going to fit. 

Hire a Knowledgeable Realtor: You want to hire someone who has knowledge of the neighborhood you are looking in and experience working with your type of family, income, and property specification. For example, if you are looking strictly at condos rather than a single-family home, you want a realtor who has experience with condos. This includes being knowledgeable about HOA fees, the condo developments in the area, and the price range for the type of condo you are looking for. 

Keep an Open Mind: Most likely, the home you are going to look at is not going to be everything you are envisioning for yourself. Keep in mind that all the little things can easily be changed, such as the paint color, the way the furniture is laid out, the hardware, and more. 

Get an Inspection: Finally, you should never skip out on a house inspection, so be sure that you are prepared to pay for this service. This is going to ensure that you are more knowledgeable about what you are getting yourself into. If the home requires many repairs that you are not prepared for, then you either want to negotiate on the price or find another house. 

When you know these five ways to be better prepared for the process, you can be sure that it goes more smoothly and you end up with a house you are happy with.
